Block Management

We have experience of managing blocks locally since 1969 and understand that each block and companies requirements vary, which is why we are happy to tailor our services to meet each blocks requirements.

As standard we ensure that the following services are provided as part of our package;

Site inspections on a monthly basis to ensure all buildings and grounds are being maintained to an exceptional standard.

Negotiate the best service contracts for the block and manage these specialist contracts.

Insurance we will insure that the block is insured for the correct level of cover and handle any claims.

AGM’s we will attend AGM and other meetings

Assign properties we will issue share certificates where applicable following a notice of transfer of title deeds and keep an updated register of leaseholders and tenants alike.

Secretarial duties we will ensure that that Annual returns and accounts are filed to Companies House on time. Plan for future repair costs to the fabric of the building

Company Secretary Duties

Once you have formed a limited company (all be it dormant ) in respect to the management of your block it can incur you administrative costs.

As your managing agents we take away some of the responsibility of a company secretaries duties and arrange the following

Call and attend AGMs and other necessary meetings
Issue share certificates when required
Update the company register and update Companies House accordingly

Ensure that Annual returns are prepared and filed in addition to annual accounts at companies house.

Accounts

Accounts In order for a block to be successfully managed we appreciate the importance of that finances are soundly managed. This is why we ensure all transactions are processed on a daily basis allowing us to have real time financial information on each block.

We will collect all Ground rents and service charges, pay service providers and relevant contractors.

Prepare detailed half yearly of annual accounts.

Produce an annual service year budget for the block.

We have negotiated hundreds of lease extensions on behalf of Freeholders and lessees and when required have attended and won all cases at the Leasehold Tribunal Valuation.
