If you are looking to purchase a property it is extremely useful to have a survey done. There are three main types of survey; a Mortgage Valuation, a RICS Homebuyer Report and a RICS Building Survey. A mortgage valuation
This is typically done by mortgage lenders to ascertain if the property you are buying is worth the amount of money being offered to the buyer. This won't tell you if there are any defects or areas of concern that you might need to attend to in the future.
RICS homebuyer report (Homebuyer survey and valuation)
The Homebuyers Report (often called The Homebuyer Service or Survey) has been specifically designed by the Royal Institution of Chartered Surveyors for more modern properties which are of traditional type and construction and are apparently in reasonable condition. It identifies what the surveyor considers to be the most important issues. By applying condition ratings to elements of the building, the services and any garages and permanent outbuildings, the surveyor will tell you whether defects are serious or urgent. It also includes the surveyor’s opinion of the market value and reinstatement cost (which you will need for insurance purposes). It focuses on matters that, in the surveyor’s opinion, may affect the value of the property if they are not dealt with.
RICS building survey
The Royal Institution of Chartered Surveyors Building Survey (formally known as a Structural Survey) is the most detailed building survey prepared commissioned on houses which are older, unusual properties or listed being of architectural historic interest, probably built prior to 1900 where some non-traditional forms of construction might exist. The survey will provide you with an assessment of the construction, repair and condition of the property. It offers technical advice resolving issues, it will specify remedial works to deal with urgent repairs. A Building Survey does not include a market valuation, this can be provided if requested.
