Residential Lettings & Property Management

Nicholas Percival are currently seeking to recruit a suitable candidate for our residential lettings & property management department.

The person appointed will present with confidence, ambition, self-drive, desire to work in a small team of like-minded property professionals, ideally with a geographical knowledge of the area.

Job Description:

  • Arranging viewings
  • Negotiating offers
  • Proactively manage applicants and mailing list
  • Dealing with lettings paperwork e.g. referencing, right to rent etc
  • Negotiating and issuing renewals documents, change of occupancy
  • Handling check-in and check-outs including booking inventories and transferring utilities
  • Handling negotiations and returns of tenancy deposits
  • Day to day management including planned and reactive maintenance
  • Liaising with contractors
  • Carrying out routine inspections and reporting to landlords
  • Ensuring GSI, PAT, legionnaires, smoke alarm and electrical testing is carried out annually
  • Replying to emails and keeping databases up to date
  • Keeping abreast of legal changes and adapting terms of business, legal forms and tenancy agreements when required
  • Keeping an up to date log of departmental income
  • Chasing arrears and issuing legal notices when appropriate
  • Issuing rent statements to clients

Candidate Skills:

  • ARLA Qualified
  • Passion for property and the industry
  • Have experience working in a similar role
  • Highly motivated and hard working, able to use initiate to solve problems as they arise
  • Have in-depth knowledge of letting regulations including landlord and tenant law and the use of section 21 and section 8 notices
  • Be well spoken, articulate, as well as being able to communicate with all types of clientèle effectively
  • Maintain a calm, credible and professional manner
  • Excellent interpersonal skills
  • Excellent telephone and letter writing skills
  • Time management skills
  • Have a full drivers licence
