Fire Insurance Valuations
These valuations are prepared to advise on the anticipated cost of rebuilding or reinstating a building in the event of damage by an insured risk (fire, collapse, explosion, flood etc.,). The fire insurance valuation will asses the full cost of clearing the site and the full rebuild of the property. It will include fixtures and fittings but will exclude contents such as furniture.
Usually a Reinstatement Cost Assessment will be made by reference to current figures published by the Royal Institution of Chartered Surveyors Building Cost Information Service (RICS BCIS). This generalises all buildings and is worked out on a price-per-square-metre basis. However, this is not always appropriate, for example if the property is a Listed building or non-standard building. in order to produce an accurate figure a number of factors will need to be considered such as; regional factors, property locations, property design and listed buildings.
